These are ranges, not quotes. Two houses with the same square footage can differ by thousands depending on roof height and complexity. The only number that means anything is the one that comes after somebody measures your actual roofline — and ours is free.

What actually moves the number

  • Linear footage. The single biggest factor. Front only versus front and sides versus all the way around can double or triple a job.
  • Roof height. A single-story ranch is a ladder job. A three-story gable over a two-story foyer is a lift job. That difference shows up in labor.
  • Roofline complexity. Every gable, dormer, turret and direction change is another run, another corner and another set of cuts. Simple rectangles are cheap; the houses people most want lit rarely are.
  • Soffit and fascia condition. Rotted or unusual fascia sometimes needs work before the channel can be mounted properly. We tell you at the quote, not after.
  • Add-ons. Landscape lighting, uplighting on trees and columns, or lighting a detached garage or pool house are priced separately.
  • Pro install versus DIY. We sell the same hardware as a kit. If you are comfortable on a ladder and your roofline is straightforward, DIY takes a large share of the cost out.

Hiring a crew to hang and remove seasonal strands typically runs several hundred to a couple thousand dollars a season in this market, every year, forever, and it only covers Christmas.
